The 2280-2apt apartment garage plan has been built many times over many years. It was digitally scanned to PDF and is regularly updated to comply with the 2015, 2018 and 2021 IRC code. The attic-type trusses create both roof and second story attic space. Included are both an apartment and utility space second floor plans. You can build it as R3 (residential) or U (utility) occupancy. The lower story garage space has 9 ft. ceiling height and big 9’w x 8’h garage doors. Because of the truss upper structure there are no posts or bearing walls within the garage space, adding great versatility.
