The second story loft of this garage plan can be used for a variety of  purposes and is drawn as a “U” (utility) occupancy building. Also included is a optional apartment layout which could be built in the second story but, for building code compliance, would require additional information and specifications for R3 (residential) occupancy. There is a  stairway door to garage space for convenience.

Plan 1554-1R  has the most in-demand features for a modern loft garage.  Although not exceptionally large, the garage space is generous and has extra space behind the stairway. The loft space is created by the manufactured attic trusses which support residential design load and are sufficiently sized to create a comfortable, habitable space suited for many uses. The truss roof system is more economical than building a separate floor and roof .Dormers are sized just right for the scale of the building and give light and ventilation to the loft.
